Measure your tiled rooms first. That square footage times the rate is your price.

The 15% comes off the cleaning and the clear seal. It does not come off color sealing, repair or shower work. Better said here than discovered on an invoice.
$150 minimum per visit. Most companies will not give you a number until somebody is standing in your kitchen. That is ours, and you can work out your own floor before you ring.
Full pricing, worked examples and what each option actually does.
Work out your own number first
Takes about a minute and it puts you in a better position on every call you make, this one included.
Measure the rooms with tile in them, length times width, and add them up. That is the square footage, and the rate does the rest. A 400 sqft kitchen and entry is $340 cleaned at the discounted rate, or $510 cleaned and clear sealed.
You do not need to be precise to the inch. Close is enough to know whether this is a conversation worth having, and we will confirm the measurement on site before anything starts.

Why Gilbert tile is a harder job than most
Valley hard water
Calcium bonds into grout and onto tile, and it gets more stubborn the longer it sits. It is the reason a shower here looks different from a shower anywhere with soft water, and it is why some deposit does not come off at all.
Year-round dust and driveway grit
Fine dust settles into grout lines, and the coarser grit tracked in off a driveway is abrasive. It does not just sit there, it grinds into the grout in entryways and kitchens every time somebody walks across.
Farm dust on the east side
Fields around Gilbert are still worked, and disced ground puts fine mineral material into the air. It settles into a grout line and stays in a way household dust does not.
Which is why the cycle is shorter here
Most East Valley homes do well every 12 to 18 months rather than the two or three years quoted nationally. That is not upselling, it is what the combination above produces.
What cleaning fixes, and what it does not
The honest version, because this is where most of the disappointment in this trade comes from.
Tile stays fine for decades. Grout is what ages. It is porous, so soil settles down into the line and stays there, which is exactly why a floor looks dull again the day after mopping. Mopping moves water across the surface. It does not lift anything out of the grout.
Cleaning removes what is in the pores. On most floors that is a substantial improvement, and on a floor that has never been done professionally the difference is not subtle.
Cleaning does not fix permanent staining, etching, or grout that has physically worn down. Those are real, they are common on floors over about ten years old, and no amount of cleaning brings them back. That is not a cleaning failure, it is the limit of what cleaning can do to a porous material that has been absorbing for a decade. Color sealing is what fixes that, and it is the only thing that does.
Signs your grout needs it
- Dark or uneven grout lines
- Floors that look dirty an hour after mopping
- Heavy buildup along the base of kitchen cabinets
- Soap scum and hard water deposits in the shower
- Traffic lanes visibly darker than the rest of the room
- Grout that looks blotchy rather than uniformly dirty, which usually means permanent staining
If the floor never looks clean no matter what you do, the grout is where it is hiding.
How we do it
- Walk the floor with you. We tell you what will come out and what will not before we start. Permanent staining, etching and worn grout are real, and we would rather show you beforehand than explain afterward.
- Pre-treatment matched to the floor. Grease in a kitchen and hard water in a bathroom are different problems and they do not take the same product.
- Machine agitation into the grout line, with extraction. This is the step that separates it from mopping, and it is why the result lasts rather than looking good for a week.
- Seal or color seal, if you want it. Optional, and worth knowing that grout starts absorbing again the moment it is clean, so unsealed grout is on a timer.
- Final walkthrough. We look at it together before we load out, while we are still standing there to do something about it.
What to expect on the day
Length depends on square footage and the condition of the grout. Most residential floors are a few hours.
We move light furniture on request, chairs, side tables, small pieces. Appliances, heavy or oversized furniture, and anything with breakables on or inside it stay where they are, and we clean right up to and around them. If you want a china cabinet or a display shelf moved, clear it out before we arrive and we will handle the furniture itself.
The three options, plainly
Clean only
Right when the grout is in decent shape and you want the soil out. Cheapest, and it leaves the grout porous, which means it starts absorbing again immediately.
Clean and clear seal
Right when the grout cleaned up well and you want to keep it that way. Keeps your existing color, blocks liquids, makes ordinary mopping effective, and buys you more time before the next professional clean.
Clean and color seal
Right when cleaning leaves the grout blotchy or permanently stained. The only thing that fixes grout past what cleaning can recover. Full page on it.
How often
Every 12 to 18 months for most Gilbert homes, sooner in high-traffic areas or with pets and kids.
That is a shorter cycle than most of the country runs, and there is a specific reason. Valley hard water leaves calcium that bonds into grout and onto tile, and it gets more stubborn the longer it sits. Add year-round dust and the grit tracked in off a driveway, which is abrasive and grinds down into grout lines in entryways and kitchens.
Sealed grout buys you more time between cleanings, which is most of the argument for the clear seal. Unsealed grout starts absorbing again the day it is clean.

Common questions
What does tile and grout cleaning cost in Gilbert?
Clean only $1/sqft, or $0.85 after the 15% off. Clean plus clear seal $1.50/sqft, or $1.275 after. Clean plus grout color seal $2/sqft, not discounted. Repair from $150, quoted on sight. Showers quoted in person. $150 minimum per visit.
What is not discounted?
Color sealing, grout repair and shower work. The 15% comes off cleaning and clear sealing only, and we would rather say that here than have you find it on an invoice.
Will cleaning fix my grout?
Depends on the floor. Newer grout usually recovers almost completely. Grout that has been absorbing for fifteen or twenty years frequently has permanent staining that cleaning improves without removing. We tell you which you have before starting.
What is color sealing?
A uniform color-matched coating applied to the grout line. It covers permanent discoloration and is the only thing that fixes grout past what cleaning can recover. Over 40 colors, applied to grout lines only.
Do you do natural stone?
No. Travertine, marble and limestone take different products and a different process, and the wrong cleaner etches them permanently in one pass. This site covers ceramic, porcelain and similar hard surfaces.
Do you move furniture?
Light furniture on request. Not appliances, heavy pieces, or anything with breakables on or inside it. We clean right up to and around whatever stays.
How long does it take?
Most residential floors are a few hours, depending on square footage and the condition of the grout.
