Light grout shows everything
The newer Gilbert phases went almost entirely to light grout. Bone, pale gray, off-white, usually against a wood-look plank or a large-format tile.
It looks excellent when it is new and it hides absolutely nothing. A five-year-old floor with pale grout can look considerably worse than a fifteen-year-old floor with a mid-gray line, even though there is far less in it.
The good news is that these are the most satisfying floors we clean. The soil has not been sitting for decades, the grout has not worn down, and the difference between before and after on a pale line is the most visible result in this trade.
Wood-look plank has more grout than you think
Something specific to these homes and it affects the quote.
A wood-look plank floor has far more linear feet of grout per square foot than a large-format tile floor. Planks are narrow, so the lines are close together, and there is simply more of it in the same room.
Our pricing is by square footage rather than by grout line, which on plank works in your favor. A 600 sqft plank floor and a 600 sqft large-format floor cost the same, and the plank floor is genuinely more work.
What it does mean is that a plank floor rewards sealing more than most. More grout line means more surface absorbing, so the clear seal buys you proportionally more time.
New floors and the first clean
The question we get most from these phases: is it too soon?
Usually not, and the reasoning is about protection rather than dirt. Grout installed in a new build is frequently sealed poorly or not at all, and it has been absorbing since the day the house was finished.
If your floor is three to five years old and looks fine, a clean and clear seal now is the cheapest this will ever be. You are protecting grout that has not yet taken permanent staining, rather than trying to recover grout that has.
If it is under two years old and genuinely clean, we will tell you to wait. That conversation costs us a job and it is the right one.

What cleaning fixes, and what it does not
The honest version, because this is where most of the disappointment in this trade comes from.
Tile stays fine for decades. Grout is what ages. It is porous, so soil settles down into the line and stays there, which is exactly why a floor looks dull again the day after mopping. Mopping moves water across the surface. It does not lift anything out of the grout.
Cleaning removes what is in the pores. On most floors that is a substantial improvement, and on a floor that has never been done professionally the difference is not subtle.
Cleaning does not fix permanent staining, etching, or grout that has physically worn down. Those are real, they are common on floors over about ten years old, and no amount of cleaning brings them back. That is not a cleaning failure, it is the limit of what cleaning can do to a porous material that has been absorbing for a decade. Color sealing is what fixes that, and it is the only thing that does.
How we do it
- Walk the floor with you. We tell you what will come out and what will not before we start. Permanent staining, etching and worn grout are real, and we would rather show you beforehand than explain afterward.
- Pre-treatment matched to the floor. Grease in a kitchen and hard water in a bathroom are different problems and they do not take the same product.
- Machine agitation into the grout line, with extraction. This is the step that separates it from mopping, and it is why the result lasts rather than looking good for a week.
- Seal or color seal, if you want it. Optional, and worth knowing that grout starts absorbing again the moment it is clean, so unsealed grout is on a timer.
- Final walkthrough. We look at it together before we load out, while we are still standing there to do something about it.

How often
Every 12 to 18 months for most Gilbert homes, sooner in high-traffic areas or with pets and kids.
That is a shorter cycle than most of the country runs, and there is a specific reason. Valley hard water leaves calcium that bonds into grout and onto tile, and it gets more stubborn the longer it sits. Add year-round dust and the grit tracked in off a driveway, which is abrasive and grinds down into grout lines in entryways and kitchens.
Sealed grout buys you more time between cleanings, which is most of the argument for the clear seal. Unsealed grout starts absorbing again the day it is clean.

Depends entirely on the floor. Newer grout usually recovers almost completely. What is the difference between clear seal and color seal?
Clear seal keeps your existing grout color and adds a barrier so liquids bead instead of soaking in. That is the right choice when the grout cleaned up well and you want to keep it that way. Color seal applies a new uniform color over the grout line, which is what you want when grout is permanently stained or blotchy after cleaning.
Do you move furniture?
Light furniture on request, so chairs, side tables and small pieces. Not appliances, not heavy or oversized furniture, and not anything with breakables on or inside it. We clean right up to and around whatever stays put. If you want a display cabinet moved, clear it out before we arrive and we will handle the furniture itself.
