Why cleaning runs out of road

Worth understanding before you decide, because it explains why two floors of the same age can respond completely differently.

Grout is porous. Soil, grease and hard water do not sit on it, they go into it. Cleaning removes what is in the pores and can be removed. What has chemically stained the material itself is not coming out, and after ten or fifteen years in a Gilbert kitchen a good portion of the discoloration is in that category.

The result of cleaning a floor like that is grout that is genuinely cleaner and still looks uneven. Lighter in some places, darker in others, blotchy rather than uniformly dirty. People assume the cleaning was poor. It was not, the grout is simply past what cleaning reaches.

What color sealing actually does

It puts a uniform, color-matched coating onto the grout line. Not a stain that soaks in, a coating that sits on the surface of the grout and covers what is underneath.

Choosing a color

Two approaches and both are legitimate.

Match what you have. The floor looks the way it did when it was new, and nobody walking in notices anything except that it looks better. This is what most people choose.

Contrast deliberately. Going darker than the original hides future soil and changes the look of the floor considerably. On a pale tile with pale grout, a mid-tone line makes the tile pattern read more strongly and is far more forgiving for the next ten years.

What it does not do

Being clear about this matters, because color seal is the most expensive thing on our list.

It is not a repair. Grout that is cracked, loose, crumbling or missing has to be repaired first, because sealer will not bond to material that is already failing. Repair starts at $150 and is quoted on sight.

It does not go on caulk. Sealer goes on grout lines only. Caulk corners and edges stay as they are, and we do not offer caulking.

It is not a substitute for cleaning. The floor gets fully cleaned first, every time. Color sealing over dirty grout traps the soil under the coating, which is a genuinely bad outcome and the reason we will not do it.

What it costs

$2/sqft, cleaned and color sealed. That is not discounted, and the 15% that applies to cleaning and clear sealing does not apply here.

On a 400 sqft kitchen and entry that is $800. Against cleaning alone at $340, the extra $460 is buying you a floor that looks new rather than a floor that looks clean, plus several years of stain resistance.

Whether that is worth it depends entirely on how your grout looks after cleaning, which is why we would rather show you a test section than sell it over the phone.

How we decide together

  1. We clean a test section first. A few square feet, properly done, next to an area we have not touched.
  2. You look at it. If the cleaned grout looks uniform and you are happy, you do not need color seal and we will say so.
  3. If it looks blotchy, that is what the rest of the floor will look like cleaned, and color seal is the conversation.
  4. You decide with the floor in front of you rather than off a description.

That approach costs us color seal jobs on floors that cleaned up well. It also means nobody buys $800 of coating they did not need, which is worth more to us than the job.
