Tile and grout cleaning prices in Gilbert

Work out your own number first

Takes about a minute and it puts you in a better position on every call you make, this one included.

Measure the rooms with tile in them, length times width, and add them up. That is the square footage, and the rate does the rest. A 400 sqft kitchen and entry is $340 cleaned at the discounted rate, or $510 cleaned and clear sealed.

You do not need to be precise to the inch. Close is enough to know whether this is a conversation worth having, and we will confirm the measurement on site before anything starts.

Color seal figures are undiscounted, which is why the gap widens as the area grows. That is worth knowing before you decide.

Which option is right

Clean only, $0.85/sqft

Right when the grout is in decent shape and you want the soil out of it. It leaves the grout porous, so it starts absorbing again immediately. Think of it as resetting the clock rather than stopping it.

Clean and clear seal, $1.275/sqft

Right when the grout cleaned up well and you want to keep it that way. The extra $0.425 a foot buys you a barrier, so spills bead rather than soak, mopping actually accomplishes something, and the next professional clean is further away.

On a 400 sqft floor that is $170 more than cleaning alone, and it is the difference between doing this annually and doing it every other year.

Clean and color seal, $2/sqft

Right when cleaning leaves the grout blotchy or permanently stained, which on a floor over about fifteen years old is common. It is the only thing that fixes grout past what cleaning recovers, and it is not discounted. Full page.

Why these are published

Because the standard practice in this trade is not publishing them, and the reason is not that floors vary too much. Square footage is square footage.

It is that a number given in your kitchen, once somebody has had a look around, is a stronger position than one given on the phone. You should be able to work out roughly what this costs before anybody knocks, and then check us against whoever else you ring.

Grout repair

Starts at $150 and gets quoted after we see it. Cracked, loose, crumbling or missing grout all need different amounts of work, and guessing at that over the phone is exactly how people end up surprised.

Repair also has to happen before any sealing, because sealer will not hold over material that is already failing. We flag it during the walkthrough and quote it with the rest of the job so you decide with the full number.

How often to budget for it

Every 12 to 18 months for most Gilbert homes, sooner in high-traffic areas or with pets and kids.

That is a shorter cycle than most of the country runs, and there is a specific reason. Valley hard water leaves calcium that bonds into grout and onto tile, and it gets more stubborn the longer it sits. Add year-round dust and the grit tracked in off a driveway, which is abrasive and grinds down into grout lines in entryways and kitchens.

Sealed grout buys you more time between cleanings, which is most of the argument for the clear seal. Unsealed grout starts absorbing again the day it is clean.
