Why the rates are on the site
The standard in this trade is not publishing them, and it is not because floors vary too much to price. Square footage is square footage and a rate per foot is the simplest number in the business.
It is that a figure given in your kitchen, once somebody has looked around and formed a view about the house, is a stronger position than one given on the phone. You should be able to measure your own rooms and work out roughly what this costs before anybody knocks.
What we will tell you that costs us money
When cleaning will not fix it
Permanent staining, etching and worn grout are real and common on older floors. We show you a cleaned test section beside an untouched one before doing the whole floor, so you can see what cleaning actually achieves rather than take our word for it.
When you do not need sealing
If the grout cleaned up well and uniform, you do not need color seal, and saying so costs us the most expensive item on the list.
When a shower is a bad bet
Shower color sealing carries no guarantee, we say so before booking, and we will tell you when the odds are poor. The full version of that is on its own page, including the failure modes nobody can see from the surface.
When somebody else should do it
Natural stone is a different trade. Travertine, marble and limestone take different products, and the wrong cleaner etches them permanently in a single pass. We do not do it and we will not pretend we do.
What we will not do
No harsh acids and no blades on your tile. Both get fast visible results and leave etched tile and eaten grout behind, and that damage is permanent. We get out everything that will come out without doing harm. More on that here.
No sealing over dirty grout. Color seal traps whatever is underneath it, which is a bad outcome you cannot reverse without stripping. The floor gets cleaned first, every time.
No sealing over failing grout. Cracked or crumbling material will not hold a coating. It gets repaired first or it does not get sealed.
No caulking. Not a service we offer, and sealer goes on grout lines only. Caulk corners and edges stay as they are.

What happens when I ring?
You give us rough square footage and we give you the price on that call. No estimate visit for a standard floor. Showers and repair are the two things we look at first.
What hours?
7am to 8pm.
Do you move furniture?
Light furniture on request. Not appliances, heavy pieces or anything with breakables on or inside it.
Will the price change when you arrive?
Only if the measurement was off, and you hear that before we start rather than after. If you said 400 sqft and it is 550, we tell you at the door and you decide.
What if my grout is past cleaning?
We say so, and show you what color seal would look like instead. If your floor does not need sealing at all, we say that too.
Do you do natural stone?
No. Different products, different process, and the wrong cleaner etches stone permanently in one pass.
